How we work

The photograph is the argument

We commission architectural photography for every listing and shoot it at the hour the building was designed for. Move your pointer across this frame — the crop you are seeing is smaller than the picture.

Completed work

The strip of houses we saw through

Drag it. Each frame is one representation: the house, which side we acted for, and the specific thing the broker did. No sale price, no days on market, no star rating — this is a demonstration site, and inventing those would be inventing market data.

  • 1210 S Linnet Street, Krisana Park

She talked us out of the first two houses we loved. She was right about both. When we finally wrote on the third she had already read the original construction drawings and knew which wall we could take out — that is not something a normal agent does.

Pulled the original 1954 drawing set from the city archive before the offer, so the structural question was answered before inspection rather than after.

  • 380 Jessup Street, Hilltop

Two other brokers gave us a number in a phone call. Ours brought an eleven-page written argument for a different one and explained exactly why the higher figure would sit unsold. We understood the reasoning before we agreed to it.

She knew before we made an offer that the property sat in a wildfire overlay and what that would do to our insurance quote. Our lender was surprised. She was not. That one phone call saved the deal.

We were buying pre-construction and I did not understand what I was signing. He went through the contract line by line and flagged three allowance clauses that would have become change orders later. We negotiated all three before signing.

He found the roof framing problem himself, standing in the attic with a flashlight, before the inspector got there. He told us to walk. We walked. Six weeks later he found us a better house.

He took four months and never once made me feel like I was wasting his time. I wrote two offers in that whole period. The second one worked. I have friends who toured forty houses in three weekends with someone else and hated all of it.

Demonstration content. These are invented representations for a brokerage that does not exist — which is exactly why no sale price, no days-on-market figure, no star rating and no client's name appears above. Nothing here is a market statistic anyone could act on.
