Founded by someone who reads drawings

Marisol Ferrand practised as a project architect for nine years before opening Plinth in 2014, on the theory that people buying design-led houses deserve a broker who can read the set. Six brokers now. Deliberately six.

A brokerage is not a hard business to start and it is a very hard business to do well. The structural problem is that almost all of the incentive sits on the transaction happening, and almost none of it sits on the transaction being right. Every practice we have is an attempt to push back against that.

We stay small on purpose. Six brokers means the person you meet is the person who writes your offer, sits in your inspection and stands at your closing table — and it means we turn work away, which is the only credible way to say no to a bad deal.

Plinth Residential is a fictional brokerage built to demonstrate a website. It holds no real licence, so no licence number is printed anywhere on this site — a plausible-looking one could belong to a working broker. The two offices below are invented addresses.

How we work

Four things we hold to

Everything in writing

The buyer brief, the pricing argument, the marketing plan, the contingency strategy, the net-proceeds estimate. If we said it and it mattered, you have it on paper and you can hold us to it.

We show you the case against

Every comparative market analysis we write includes the comparables that argue against our own recommendation. A number you cannot interrogate is not advice, it is a sales pitch.

We will tell you to walk

We have lost commissions telling clients a house was wrong. The alternative is watching someone waive an inspection on a compromised roof to win a bidding war, which is worse.

Sixteen neighborhoods, not the Front Range

We do not work markets we do not know. If you are buying outside our sixteen we will refer you rather than learn on your transaction.

Each frame names the broker, the house and the one concrete thing that broker did. No sale price, no days on market, no star rating and no aggregate score: this is a demonstration site, and a fabricated average is a lie whether a search engine reads it or a person does.
